We believe that every person has the right to choose where they live free from discrimination. Our neighborhood analytics platform is designed to empower home buyers with objective, data-driven information — not to steer, restrict, or influence housing choices based on any protected characteristic.
What Our Service Does and Does Not Do
Our Service DOES:
- —Provide objective neighborhood analytics based on publicly available data sources.
- —Offer data-driven insights on factors such as school quality, commute times, cost of living, amenities, and environmental conditions.
- —Allow users to personalize reports based on their self-stated lifestyle preferences (e.g., proximity to public transit, school ratings, walkability).
- —Present information equally to all users regardless of their personal characteristics.
Our Service DOES NOT:
- —Make recommendations based on the racial, ethnic, religious, or national origin composition of a neighborhood.
- —Steer or discourage users from exploring any particular neighborhood or area.
- —Serve as a consumer report under the Fair Credit Reporting Act (FCRA).
- —Provide information intended for use in lending, insurance, employment, or tenant screening decisions.
- —Use demographic data about protected classes as a factor in any score, rating, or recommendation.
- —Limit the neighborhoods or areas presented to users based on any protected characteristic.
Protected Classes
Under federal fair housing law, it is illegal to discriminate in the sale, rental, or financing of housing based on:

- —Religion
- —National origin
- —Sex (including sexual orientation and gender identity)
- —Familial status (including children under 18 and pregnant persons)
- —Disability
Many states and localities provide additional protections, including but not limited to source of income, age, marital status, veteran status, and other characteristics. We design our Service to comply with the broadest applicable protections.
Data and Methodology Transparency
Our analytics are derived from publicly available data sources including but not limited to the U.S. Census Bureau, American Community Survey, state education departments, FBI Uniform Crime Reports, the Department of Transportation, and other federal, state, and local government databases.
We do not intentionally use protected class data, nor do we design the Service to rank, filter, or recommend neighborhoods based on any protected characteristic. We strive to monitor and assess our methodologies to reduce unintended bias.

Prohibited Uses
Users of our Service are expressly prohibited from using any data, reports, or analytics provided by Settilo LLC for any purpose that would violate the Fair Housing Act or any other applicable civil rights law. Specifically, our Service must not be used to:

- —Engage in blockbusting, steering, or redlining practices

Violation of these prohibitions may result in immediate termination of your account and may be reported to the appropriate enforcement authorities.
